Welcome to **Balsam Resort**, a casual beachfront family resort on beautiful Balsam Lake in the Kawartha Lakes, part of the historic Trent–Severn Waterway. Please review the details below to help you enjoy a safe and relaxing stay.

About Balsam Lake

Balsam Lake is the highest point on the Trent–Severn Waterway and is perfect for swimming, boating, and fishing.

- Size: about 16 km long and 3 km wide on average

- Fed by the Gull River, with Coboconk and Balsam Lake Provincial Park nearby

- Great fishing for walleye, bass, pike, and muskie

Check‑In, Check‑Out, Guests

- Check‑in: 4:00 p.m.

- Check‑out: 11:00 a.m.

- Please vacate your unit by check‑out so it can be prepared for incoming guests.

- Only registered guests are allowed on the property.

- Maximum 6 guests per unit; unregistered guests will be asked to leave.

Wi‑Fi

- Networks: "balsamguest" and "balsam1"

- Password: "scan QR code at the office.

- Service is the best available locally, but may slow during peak use.

Smoking, Vaping, and Drugs

- No smoking, vaping, or drugs in any units or indoor spaces.

- A minimum $250 charge applies if smoking occurs in a unit.

- Use outdoor ashtrays and butt‑out stations; do not drop butts on the ground.

- Please do not smoke on the beach, docks, or at the Tiki bar.

- Drugs of any kind are not permitted; violation may result in immediate eviction with no refund.

Campfires and Quiet Time

- Shared campfire area with wood supplied daily.

- You are welcome to start the fire after sunset.

- Quiet time is 11:30 p.m.; please keep outdoor noise low after this time.

Garbage, Recycling, Pier, Parking

- Recycling: Use the bins outside your unit.

- Garbage: Place in the shed behind Unit 26 and latch the door.

- Main pier: Access via the trail behind the main house; respect the roped‑off private area.

- Parking: One area per section; extra vehicles and trailers should park at the front of the property.

Fish Cleaning and Extra Items

- Please use the Fish Cleaning House for all fish cleaning, not the units.

- Available from the office on request: iron and ironing board, blender, hair dryer, Keurig machine, playpen, high chair, and large stock pots.

Your Accommodation

- Laundry basket provided; place used towels inside.

- Linen‑inclusive package: linens and toiletries refreshed on day three.

- Before check‑out, please: wash and **put away** dishes, empty and wipe the fridge, and return shared dishes to the correct unit.

- Paper towels are provided for spills; please do not use bath towels.

- Report any spills or accidents on bedding to the office.

- An inventory list is posted on the fridge; missing items may be charged to your card.

Beach, Water Toys, and Safety

Our sandy walk‑in beach, kayaks, canoes, and paddleboats are a highlight of the resort.

- Beach and water equipment are free for registered guests only.

- Limit use to about one hour per item so everyone can enjoy them.

- Life jackets are in the wire basket by the beach; return them after use.

- Pull all watercraft fully onto land when finished.

- The beach is unsupervised; parents/guardians must watch their children.

- No diving off the water trampoline – the water is shallow and rocky.

- Beach towels are not standard, but a limited number can be signed in and out at the office.

- Do not use bath towels at the beach; any found there will be removed.

BBQ, Games Room, and Outdoor Activities

**BBQ Stations**

- Two shared BBQ areas: across from the townhouses and across from the chalets.

- BBQ utensils are provided; please clean and return them and brush the grill after use.

**Games Room**

- Located across from the townhouses.

- Includes ping‑pong and a small lending library.

- Board games and movies are available from the office; return all items after use.

- No smoking of any kind in the games room.

**Outdoor Games**

- Horseshoe pit

- Shuffleboard (pucks and cues available at the office)

- Large checkerboard

- Bocce ball and bean bag toss

- Water/volleyball net

- Playground for children
